I’ve been doing this for over 20 years now, and I can tell you the number one reason epoxy floors fail. It’s not the epoxy itself. It’s not the temperature during install. It’s the prep work underneath.
Acid Etching vs. Diamond Grinding
When you buy a DIY kit from the hardware store, they give you an acid etch solution and tell you to mop it on your garage floor. Here’s what that actually does — it creates a light chemical reaction on the surface that opens some pores. Sounds reasonable, right?
The problem is it barely scratches the surface. Literally. Acid etching creates a profile of maybe 1-2 mils deep. That’s fine for paint, but epoxy needs a mechanical bond to stick permanently.
Diamond grinding uses industrial-grade equipment with diamond-segmented discs that physically grind the concrete surface. This creates a CSP (Concrete Surface Profile) of 2-4, which is the ideal range for multi-coat epoxy systems. The concrete ends up with thousands of tiny grooves that the primer flows into and locks onto.
What Happens When You Skip Proper Prep
I’ve ripped out more failed epoxy floors than I can count. They all have the same story — a franchise crew came in, acid etched (or didn’t even do that), slapped on a thin coat, and left. Six months later the floor is peeling in sheets.
When we grind a floor, the bond is permanent. We’re talking 15-20+ years. That’s not marketing speak — I’ve got customers from 2006 who still send me photos of their floors looking brand new.
What to Ask Your Contractor
Before you hire anyone for an epoxy floor, ask these three questions:
- Do you diamond grind or acid etch? If they say acid etch, walk away. Period.
- How many coats in your system? A proper system has primer, pigmented base coat, flake or metallic broadcast, and a polyaspartic clear topcoat. Minimum three coats.
- What’s your cure time? If they say you can park on it tomorrow, they’re using polyaspartic (good). If they say one day total install time, they’re cutting corners somewhere.
The Bottom Line
Surface prep is 80% of the job. The best epoxy in the world won’t stick to a floor that wasn’t properly ground. It’s the difference between a floor that lasts two decades and one that’s peeling by next spring.
